Understand RERA carpet area, why it matters in comparing homes, and how buyers should read area information alongside a floor plan.

Why carpet area matters

Carpet area gives buyers a more meaningful basis for understanding usable internal space than vague marketing expressions. The exact statutory definition should be read with the applicable RERA framework and project documents.

Area alone does not tell the full story

Two homes with similar carpet areas can feel very different because of room proportions, circulation, column positions, openings and layout efficiency.

Read the floor plan with the area statement

Ask where the dimensions are measured, identify internal partitions and circulation, and understand balconies/terraces and other areas separately as applicable.

Compare like with like

When comparing projects, make sure the areas being compared use the same definition. Avoid comparing one project’s carpet area with another project’s saleable or built-up figure.
