When Does a Real Estate Project Require MahaRERA Registration?

Understand the broad project-registration framework under RERA/MahaRERA and why project-specific professional verification matters.

Understand the broad project-registration framework under RERA/MahaRERA and why project-specific professional verification matters.

Registration is project-specific

A developer does not use one universal project registration number for every development. Registration applies to a real-estate project or phase as required by the Act and applicable rules.

Exemptions need careful reading

The Act contains threshold-based and other exemptions. Project area, number of apartments and phasing can matter, and a project should be checked on its actual facts before relying on an exemption.

Marketing and registration are connected

A promoter should not advertise, market, book, sell or invite purchase in a project that requires registration before obtaining the applicable registration.

Verify the current rules

Rules, regulations, circulars and interpretations can evolve. Use the official MahaRERA portal and professional advice for a live project decision.

Important: This article is educational and does not replace project-specific legal, technical, tax or financial advice. For current MahaRERA matters, verify information on the official Maharashtra Real Estate Regulatory Authority website.
